We also optimize pricing based on rental length to avoid vacancies. Owners have access to a dashboard where they can monitor the rental status, income generated, costs incurred, and guest reviews.
Multi-Platform Presence
Our apartments are listed across major travel platforms, including Booking.com, Airbnb and Vrbo. We also target Asian and American markets by listing on regional booking sites. Calendar synchronization prevents double bookings. This system ensures that the apartment is booked during high-demand seasons and gives a good chance for rentals even off-season.
Guest Satisfaction
From the start, guests are treated with exceptional care, positively impacting their impressions. Besides a clean, welcoming apartment, they receive a welcome gift along with a basic culinary and hygiene kit. The apartment includes a Guest Guide, a colorful and comprehensive resource available in four languages. It provides all information on the apartment, equipment instructions, local insights, and recommendations for beaches, restaurants, and nearby attractions. After booking, guests receive a detailed informational email with check-in/out times and a list of nearby attractions. We also offer airport transfer services. Most importantly, we are available 24/7 to assist guests by phone!
Technical Maintenance
We don’t limit ourselves to standard cleaning between rentals. Our team also inspects the apartment’s equipment and installations. Should any issues arise, we inform the Owner and promptly arrange repairs. We have a technical staff member for basic maintenance, and when specialists are required, we coordinate this on the owner's behalf. In case of equipment breakdown, we offer to purchase and replace items after consulting the Owner on quality and price. During off-rental periods, we check the apartment’s condition and installations. At the owner's request, we can organize and carry out refreshing works like painting or replacing old appliances, furniture, or installations.
Handling Ongoing Costs
Renting an apartment isn’t just about revenue - regular bills must be paid on time. While owners can manage this themselves, we offer to handle it on behalf of our clients. We can use the rental income to make timely payments, ensuring no delays threaten service continuity.
Simply forward us bill copies, and we’ll take care of the rest. We pay, on behalf of and from the owner’s funds, for electricity, water, gas, internet, condo fees, and insurance..
Continuous Access to Information
Each Owner has an account on our website, providing continuous online access to the Property Card, where we log all events related to the apartment:

Compliance with Regulations
Each apartment is regularly checked to meet Alojamento Local licensing requirements. We comply with guest data reporting to SEF (Serviço de Estrangeiros e Fronteiras) and maintain proper documentation (Accommodation Bulletin). This way the Owner is not exposed to high penalties for failure to fulfill this obligation. We issue VAT invoices for all our services.
We also mediate in handling all formalities related to obtaining or renewing the Alojamento Local license!

How Do We Set the Daily Rental Rate?
Based on our experience and market analysis, we suggest a guaranteed minimum daily rate to the owner. This rate is set at a safe level to ensure maximum occupancy throughout the year. Different rates apply for various times of the year.
Our price optimizer software monitors the market in real-time and adjusts the rates according to availability and current market prices, continuously analyzing the market by comparing prices of around 100 similar apartments in the area. This ensures we list your apartment at current market rates, which are generally higher than the agreed minimum rate. We maintain these rates as long as competitors do, optimizing the owner’s revenue.
